When our clients listen to our advice, they succeed. We took a listing and recommended a list price of $899,000. The seller insisted on a price of $950,000. The house had almost no showings in the first 6 weeks. We advised our sellers that the house needed to be immediately reduced to $899,000. The seller was reluctant because they felt as though they would not have much negotiating room. We said at $899,000 we could hold firm on our list price and not negotiate much. We reduced the next day and within one day we had an executed contract for $895,000. We were able to hold firm on the price and negotiate it for our clients to get exactly what they were looking for.
